MISSION CORRIDOR RESIDENCES

Located on a 0.58-acre site along Mission Boulevard and zoned MB-CC (Mission Blvd – Corridor Center), this five-story multifamily development transforms a corridor parcel into a 60-unit residential community. The project includes 36 one-bedroom units (~700 SF) and 24 two-bedroom units (~1,100 SF), thoughtfully planned to maximize density, efficiency, and long-term investment value.


The Challenge


The primary objective was to optimize buildable area while meeting zoning requirements and financial targets. A key constraint was providing one parking space per unit plus 14 visitor spaces within a compact urban site — without sacrificing valuable residential square footage.


Design Strategy


Key planning elements include:

  • Five-story massing aligned with corridor zoning standards
  • Automated mechanical parking systems to maximize site efficiency
  • Clear vehicular and pedestrian circulation
  • Two well-proportioned unit types for market flexibility
     

To enhance livability, the building also incorporates a clubhouse, fitness gym, office space, smart building systems, lockers, storage rooms, and a shared garden terrace roof.


Outcome


Through early-stage feasibility analysis and close collaboration with the builder, the site was transformed into a high-performing multifamily development. The result is a smart, amenity-rich residential community that balances density, profitability, and modern urban living.
