TWELVE-UNIT TOWNHOME DEVELOPMENT

In the Bay Area, where land is scarce and expectations are high, this 12-unit townhome development finds room for both. Sited on 0.37 acres of urban infill, each three-story residence offers four bedrooms, three and a half bathrooms, and a private two-car garage. The full comfort of a single-family home, reimagined for the modern city.


The Challenge


The primary objective was to maximize residential density while maintaining livability on a compact site. High-density housing can often feel compressed or repetitive, so the design needed to balance unit yield with light, openness, and functional circulation.


Design Strategy


Key planning elements include:

  • Open-concept main living areas to enhance natural light and flow
  • Private balconies extending living space outdoors
  • Strategic window placement for cross-ventilation and brightness
  • Clearly defined pedestrian and vehicular circulation
  • Integrated two-car garages within the overall massing
     

Every square foot was intentionally planned to create homes that feel spacious, distinct, and connected to the outdoors.


Outcome


Through careful site planning and disciplined spatial design, the constrained lot was transformed into a cohesive 12-unit residential community. The result is a high-density townhome development that balances efficiency, modern family living, and architectural quality within an urban infill context.
